Small bay industrial—defined by Hornet as infill, multi-tenant light industrial buildings with bay depths ranging from 60’–160’, low office finish, and average unit size between 2,000–25,000 SF—represents one of the most durable segments of real estate.

Sustainable and increasing demand from the deepest pool of tenants, driven by essential service industries, last-mile distribution, logistics, e-commerce, and manufacturing. Supply is limited by the lack of developable land within infill locations and elevated construction costs to purposefully demise a speculative building.

The sector remains under-institutionalized, creating attractive buying opportunities today while preserving upside generated from proven early-stage institutional capital formation.
